You pull back the shower curtain or move a cardboard box in the garage, and you see it: a patch of dark, unsightly growth. Your first instinct is likely panic. Is this the toxic “black mold” everyone talks about? Or is it just a bit of mildew from the humid Bay Area weather?

Contender 1: Mildew (The Nuisance)
Mildew is a surface fungus. It loves warm, damp, flat surfaces. You will most often find it on shower grout, window sills, and damp clothes.
- Appearance: It starts as a powdery white or gray colony that eventually turns brown or black.
- Texture: It is flat. If you touch it (with gloves!), it feels like a powder.
- Damage: It is mostly cosmetic. It attacks plants and crops but rarely destroys the structural integrity of your home.
- Remedy: It can usually be wiped off with a standard household cleaner and a bit of scrubbing.
Contender 2: Black Mold (The Danger)
When people say “Black Mold,” they are usually referring to Stachybotrys chartarum. This is a much more aggressive organism that feeds on organic materials like drywall, carpet backing, and wood studs.
- Appearance: Deep black or dark greenish-black. It often appears in irregular, splotchy patterns.
- Texture: It often looks “wet” or slimy. However, if it has dried out, it can appear fuzzy or sooty.
- Damage: It eats your house. Because it roots deep into the material, you cannot simply wipe it off. By the time you see it, the roots are already deep inside the wall.

The “Surface Test”
The easiest way to tell them apart is to look at where it is growing. This is often the deciding factor in landlord vs. tenant disputes.
Non-Porous Surfaces (Tile, Glass, Plastic)
If the growth is on your shower tile or the glass of your window, it is almost certainly mildew. Mold has a hard time rooting into these hard surfaces. This is usually a ventilation issue—open a window!
Porous Surfaces (Drywall, Wood, Carpet)
If the growth is on a painted wall, a ceiling, or wood framing, treat it as mold. These materials provide the “food” (cellulose) that toxic mold needs to survive. The Bleach Mistake
If you identify the growth as mold, your first instinct might be to grab a bottle of bleach. Stop.
When to Call a Professional
According to the EPA, if the moldy area is less than 10 square feet (roughly 3 ft x 3 ft), you might be able to handle it yourself using proper safety gear (N95 mask, gloves, goggles) and specialized fungicides (not bleach). However, you must first fix the water source, whether it’s a burst pipe or a roof leak.
